FENTON TECHNOLOGY PARK DRAWS NOTEWORTHY TENANTS
SAN DIEGO – H.G. Fenton Company’s new Fenton Technology Park, a 1-million-square-foot master-planned business community that is being built in phases in Sorrento Mesa, continues to draw noteworthy tenants as evidenced by two new leases signed by Z Microsystems Inc. and Manpower Inc.
Biosite was the first company to commit to Fenton Technology Park, building its new 800,000-square-foot corporate headquarters at the center of the campus in 2004. H.G. Fenton Company is now under way on the first two multi-tenant phases of the park which together total seven buildings with 125,000 square feet. The 42,570-square-foot first phase is nearing completion and will be ready for occupancy by the end of 2005. In addition, the 82,454-square-foot second phase is under construction with the first buildings expected to be ready for occupancy in mid-2006.

Z Microsystems Inc. is the leading supplier of field-ready deployable computing solutions for military and government users. The company plans to relocate its corporate headquarters to Fenton Technology Park in the second quarter of 2006, and committed to a 75-month, $3,636,071 lease for 36,885 square feet of R&D space in phase two of the campus. In the transaction, Z Microsystems was represented by Burnham Real Estate’s Barry Mahlberg and Kevin Farrell. H.G. Fenton Company was represented by Randy LaChance and Todd Holley of Voit Commercial.
Manpower Inc. is a world leader in the employment services industry and one of San Diego’s most successful staffing agencies. The company is relocating its Miramar office – one of four offices in San Diego – to the first phase of Fenton Technology Park. The Manpower lease is valued at $1,162,620 and involves a commitment for 8,612 square feet of R&D space. Randy LaChance, Todd Holley and Glen Volk of Voit Commercial represented H.G. Fenton Company. According to Hill, the next phases of Fenton Technology Park – which involve Lots 5 and 6 – can accommodate up to 500,000 square feet of contiguous build-to-suit space. “With Fenton Technology Park, we have continued our company tradition of meeting the needs of small- to mid-size companies with flexible multi-tenant options beginning at 2,000 square feet in the first phases,” he said. “However, we can also address the current county-wide shortage of large facilities to meet the increasing demand for space by growth-oriented companies.”
