SAN DIEGO – Today, Councilmember Brian Maienschein joined H.G. Fenton Company and Hanson Aggregates executives at the official ribbon cutting marking the opening of the nearly one-mile-long extension of Camino Santa Fe, which provides a vital north-south alternate route between Mira Mesa Boulevard and Miramar Rd and to the busy I-805 and I-15 freeways.

The six-lane road is a prime arterial that is intended to help alleviate traffic in the busy Mira Mesa/Sorrento Mesa area.  It will also provide enhanced access to tenants and their employees in the new 1-million-square-foot Fenton Technology Park, which is being built in phases by H.G. Fenton Company on 130.9-acres immediately to the west.  Camino Santa Fe connects on the north side of Fenton Technology Park at Flanders Dr., just south of Mira Mesa Blvd., and at the south end of the project at Trade Street, just north of Miramar Road.

“This is a very exciting day for the Mira Mesa community,” said Councilmember Maienschein.  “Not only will Camino Santa Fe accommodate over 20,000 average daily trips, it will also reduce traffic on Mira Mesa Blvd., west of Camino Santa Fe, by 13,000 trips. This $12 million road was built by H.G. Fenton Company and Hanson Aggregates at NO cost to taxpayers.”

According to Mike Neal, president of H.G. Fenton Company, Camino Santa Fe spans 4,600 lineal feet and is intended to ease traffic not only on the main Mira Mesa/Sorrento Mesa thoroughfares, but also on Black Mountain Rd., Camino Ruiz and Scranton Rd.

“H.G. Fenton Company is committed to developing projects that add value to the communities we serve,” said Neal.  “This road represents vital community infrastructure that will ease traffic and enhance convenience for businesses and residents in the area.  It was a key element of our plan for Fenton Technology Park.”

Fenton Technology Park is converting a raw land parcel that was part of a gravel mining operation for over 50 years into central San Diego’s newest – and one of its only – master-planned business parks to be developed in the foreseeable future.  It will offer industrial, office and technology uses in phased development over several years, and ultimately will create as many as 5,000 new jobs.

“Our goal with Fenton Technology Park was to turn an underutilized parcel of land in one of the county’s most sought-after areas into a thoughtfully-planned campus environment that will meet the needs of a broad range of users,” said Kevin Hill, vice president/leasing for H.G. Fenton Company.  “With a limited supply of employment land remaining in central San Diego, Fenton Technology Park will help meet near-term demand for build-to-suit and multi-tenant space.”

Later this year, H.G. Fenton Company plans to break ground on Lot 1 of Fenton Technology Park, where it will construct three single-story multi-tenant industrial buildings totaling 43,000 square feet.  The facility will meet the needs of tenants ranging in size from 2,000 to 43,000 square feet.  A similar project with 83,000 square feet is planned for Lots 2-4 of the project in as early as 2006.

Additionally, H.G. Fenton Company is marketing Lots 5 & 6 of the project on a build-to-suit basis.  “This unique site could accommodate upwards of 300,000 square feet of high quality corporate headquarters and R&D space,” Hill said.  “We are very proud of our reputation as a ‘go to’ developer and look forward to providing companies with the ability to have space specific to their current and future business and growth needs.”

Fenton Technology Park has already attracted the attention of top-tier tenants including Biosite Incorporated  (Nasdaq:BSTE), which purchased 25 acres in the park last year and is building a new corporate headquarters that ultimately can accommodate 800,000 square feet of space.

Fenton Company, founded in 1906, brings a long and successful track record in the development of master-planned business communities in the San Diego County area.  The company owns and manages an industrial portfolio totaling more than 2.9 million square feet.  It also owns and manages eight apartment communities totaling 2,119 units throughout the county, and is under development on ninth community called Portofino that will open late this summer in Mission Valley.
